Terms of Service

By accessing or using ListingAI ("the Service") operated by ListingAI Ltd, you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

These Terms apply to all users of the Service, including letting agents, property managers, and any other individuals or organisations using ListingAI.

ListingAI is an AI-powered property listing generator designed for UK letting agents. The Service enables users to generate professional property descriptions from notes using artificial intelligence. Listings are intended for use on property portals including Rightmove, Zoopla, and OnTheMarket.

We reserve the right to modify, suspend, or discontinue the Service at any time with reasonable notice.

Free Trial: New accounts receive a 7-day free trial with full access to all features. No credit card is required to start a trial.

Subscription Plans: After the trial, continued access requires a paid subscription at £29/month (monthly) or £24/month (annual, billed as £288/year).

Billing: Subscriptions are billed in advance on a recurring basis. Payments are processed by Stripe. By subscribing, you authorise ListingAI to charge your payment method on a recurring basis.

Cancellation: You may cancel your subscription at any time through your account settings. Cancellation takes effect at the end of the current billing period. No refunds are provided for partial months except where required by law.

Price changes:We will give 30 days' notice of any price changes. Continued use after the notice period constitutes acceptance.

You agree to use ListingAI only for lawful purposes. You must not:

• Generate listings for properties you do not have authorisation to market
• Use the Service to generate misleading, fraudulent, or discriminatory listings
• Violate the Consumer Protection from Unfair Trading Regulations 2008
• Violate the Equality Act 2010 (no discriminatory language in listings)
• Use the Service to generate spam or unsolicited communications
• Attempt to reverse-engineer, scrape, or exploit the Service
• Share your account credentials with others
• Use the Service for any purpose other than property listings

We reserve the right to suspend or terminate accounts that violate these terms without refund.

Your content: You retain full ownership of the property listings generated using the Service. You are free to use, publish, and distribute generated listings without restriction.

Our content: The ListingAI platform, including its design, code, branding, and underlying technology, is owned by ListingAI Ltd and protected by copyright and intellectual property laws.

Licence to us: By using the Service, you grant us a limited licence to process your input notes solely to provide the listing generation service. We do not use your content to train AI models or share it with third parties.

ListingAI uses artificial intelligence to generate property descriptions. While we strive for accuracy, you are responsible for reviewing and verifying all generated listings before publishing. You must ensure listings comply with:

• The Consumer Protection from Unfair Trading Regulations 2008
• The Business Protection from Misleading Marketing Regulations 2008
• The Equality Act 2010
• Propertymark and ARLA guidelines (if applicable)

ListingAI accepts no liability for listings that contain errors, inaccuracies, or non-compliant content after publication.

To the maximum extent permitted by English law, ListingAI Ltd shall not be liable for:

• Indirect, incidental, or consequential damages
• Loss of revenue, business, or profits
• Errors or omissions in AI-generated content
• Service interruptions or data loss

Our total liability to you shall not exceed the amount paid by you in the 12 months preceding the claim.

Nothing in these Terms limits liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.

You agree to indemnify and hold harmless ListingAI Ltd, its directors, employees, and agents from any claims, damages, or expenses arising from your use of the Service, violation of these Terms, or infringement of any third-party rights.

We may terminate or suspend your account immediately, without prior notice, for conduct that violates these Terms. Upon termination, your right to use the Service ceases immediately.

You may delete your account at any time through the Settings page. Account deletion is permanent and cannot be undone.

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you are a consumer, you may also benefit from any mandatory provisions of the law of the country in which you are resident.

We may update these Terms at any time. We will notify you by email at least 14 days before changes take effect. Continued use after that date constitutes acceptance.
